Once you have found your dream home we will sign a reservation agreement (Contrato de Reserva) with you or with your lawyer. As the buyer, you will transfer a reservation fee for 6000 euros into a client account to us or to the lawyer. The seller then removes the property from the market and the property is guaranteed to you. The reservation period is usually between 10 and 14 days. During that time, the lawyer investigates all documentation from the land register, ownership, property registration, debt, building permits and if there are shortcomings or irregularities, to ensure that all information is correct before payment is made. You can also give the seller a chance to correct the fault before taking over the property. If the lawyer advises you not to proceed with the purchase, the reservation fee will be refunded.

Once all is approved, a private purchase contract (Contrato de Compraventa) is written. It is a connective agreement that the buyer and the seller’s lawyers write. When the private purchase contract is signed, a payment for deposit of 10% of the purchase price is paid minus the already paid 6,000 from the reservation agreement. The attorney also helps you to apply for a Spanish Social Security Number (NIE) and a bank account in a Spanish bank. Witch is the mandatory for buying a home in Spain.
